Loft Conversions

A loft conversion or attic conversion, is the process of transforming an existing attic or loft space into a functional room. – bedroom office or even a playroom are all things that can be considered.  Having a loft or attic conversion can add significant living space and value to a property without the need for a traditional more expensive extension. 

Planning Permission & Building Regulations

To be classed as anything more than storage a conversion will need to adhere to current Building Regulations approval to ensure safety and compliance. Key areas include fire safety, structural integrity, and staircase design. A minimum headroom of 2.2 meters is generally required for conversion suitability. 

Types of Loft Conversions:

• Rooflight/Velux Conversions: installing windows (i.e. Velux) into the existing roof slope, maximizing natural light and headroom without major structural changes

• Dormer Conversions: dormers extend the roof vertically, creating more headroom and floor space, often with a flat roof

• Hip-to-Gable Conversions:  extending the sloping side of a hipped roof, creating a vertical gable end

• Mansard Conversions: involves significant structural changes to the roof, creating a flat or near-flat roof with a steeper sloping side, maximizing space

• L-shaped Conversions: combining a dormer on the main roof with a dormer on a rear extension

• Budget

• Planning permission, some conversions may require planning permission, depending on the extent of the changes and local regulations.

• Building regulations ALL conversions must comply with building regulations regarding safety, fire safety, and structural integrity. It may be worthwhile speaking to a building regulations specialist before starting work.

• Return on investment, if you’re doing it to just sell then it may not be worthwhile
